Why local context matters
Elgin's older housing stock dates mainly to two documented eras: the Elgin National Watch Company's 1880s–1890s boom (the company ran from 1864 to 1969) that built the Elgin Historic District, and the Spring/Douglas Historic District's 1886–1920 homes, added to the National Register of Historic Places in 2002. Homes from those eras commonly still carry original galvanized or cast-iron supply and drain lines that have typically gone through partial repiping over the decades, while newer construction built since runs modern PEX or copper systems from the start. Kane County's soils sit on glacial till — a compacted mix of clay, sand, gravel, and pebbles left by receding ice sheets — whose clay fraction expands when saturated and shrinks when dry, a recognized driver of foundation and drainage movement across the county.
